Energy Performance Certificates (EPCs)

RESIDENTIAL

What is an Energy Performance Certificate (EPC)?

An EPC provides two key pieces of information:

1) The energy efficiency of a property on a scale from A – G (The most efficient being A and G the least efficient).

2) The environmental impact of a property.

It also provides recommendations and cost effective ways to improve the energy efficiency of a property. The benefit is that, if acted upon, this can mean lower energy bills due to lower energy consumption, and in turn lower carbon emissions.

When is it required?

Energy Performance Certificates (EPCs) are needed whenever a property is:

  • Built
  • Sold
  • Rented

You must order an EPC for potential buyers and tenants before you market your property to sell or rent.

COMPARE LIKE FOR LIKE

Why is an EPC important?

All EPCs on existing homes are produced using the same methodology. This means that all home owners and occupiers can compare the energy efficiency of different properties – in a similar way to comparing the fuel consumption of different cars.

EPC requirements for Rental Properties

Since 1 April 2020, landlords can no longer let or continue to let properties covered by the MEES Regulations if they have an EPC rating below E, unless they have a valid exemption in place.
If you are currently planning to let a property with an EPC rating of F or G, you need to improve the property’s rating to E, or register an exemption, before you enter into a new tenancy.
If you are currently letting a property with an EPC rating of F or G, and you haven’t already taken action, you must improve the property’s rating to E immediately, or register an exemption.

Future proposed rules

Government targets propose that by the end of 2025 new lets will require an Energy Performance Certificate (EPC) rating of band C or above. If you are currently planning to let a property with an EPC rating of F or G, you need to improve the property’s rating to E, or register an exemption, before you enter into a new tenancy.

Project management tailored specifically for your property

We at EPC Assessment can offer specific advice for each individual property as to how the property currently performs and how best to achieve the maximum EPC result for the minimum amount of investment and disruption.

We will carry out an initial survey and can then supply draft EPCs to show what the projected EPC result will be as a result of each improvement.

With over 15 years experience and over 10,000 properties surveyed, we at EPC Assessments will ensure you get the right advice to enable you as the Landlord to best achieve the future proposals.

Please contact us to discuss any of the above as we are genuinely here to help.

Here is an example of an EPC Certificate for my property so you can see what the final result would look like. Obviously the content will depend on the energy performance for your own particular property.
